Why a Metal Roof is the Last Roof You Will Ever Need

lakeland fl and orlando fl metal roofing strengthHow long do you plan to live in your home?  Fifteen years?  Twenty-five years?  Forty years?  How many new roofs do you think you’ll need during that time?  If you’re going with asphalt shingles, the answer is, at least one and maybe as many as three.

But let’s say you decide on a new metal roof.  In 15 years, barring an asteroid falling on your home, you’re not going to be close to needing another roof.  Not after 25 years, either.  Even after 40 years, your metal roof will probably still be going strong.  This is because metal roofing material is simply the strongest, most durable material you can put on top of your house.  Buy a new metal roof, and you should expect that it’s the last roof you will ever need.

The strength of a metal roof

Asphalt shingles are popular, so let’s use those as an example.  Take an asphalt shingle in your hands and bend it.  It bends pretty easily.  Now take a metal roofing panel and try to bend it.  You’re going to be there for a while.  That’s because metal is STRONG and virtually impossible to twist and manipulate with human hands.  It’s also virtually impossible to alter with the forces of nature – pounding hail, gale-force winds, torrential rain, searing heat.  But imagine what these forces will do to the asphalt shingle you so easily bent with your own limited power.

The fact is, a roof made of these asphalt shingles likely will hold up for 12 to 15 years, give or take a year or two.  Most metal roof warranties start at 40 years, and many industry experts say 60 years of good performance isn’t too far-fetched with a quality metal roof that’s been properly installed.

Over the life of a metal roof, some of the fasteners probably will need replacing, but that’s a tiny fraction of the cost of replacing an entire roof.  The metal panels themselves, well, as we pointed out, those are going to provide you with decades of service.

Other metal roof benefits

  • Metal roofs keep the home cooler and help to reduce cooling costs by reflecting the heat from the sun away from the house.  Compare to asphalt shingles, which absorb heat like a thermal blanket.
  • Metal roofs look fantastic.  A wide variety of colors and shapes are available to accent and beautify any home.
  • When you sell a home with a metal roof, you can expect to recoup between 50 percent and 90 percent of the cost of the roof.  How much will you recoup with an asphalt shingle roof?  Well, how much value will a buyer see in a roof that will have to be replaced in four years?  Probably not very much.
