6 Clues It’s Time for a New Roof
If you currently have an asphalt shingle, clay tile or other traditional type of roof, you don’t need to be a roofing expert to spot the telltale signs that it’s time to start thinking about a new roof. The idea is to get the roof replaced before serious water damage or structural problems begin to happen. Here are six clues to look for.
5. Age of the roof
You don’t even have to look at the roof to spot this sign. If your roof is heading toward 20 years old – or looking back at 20 – a new roof is in your not-too-distant future.
2. Frequency of repairs
Along with the age of your roof, the frequency of repairs it needs is another clue that it may be time for a new roof. Look at the money you’re spending on repairs – and the hassle of having them performed – and consider how much longer you want to go on this way. Once a roof begins to fail, it usually keeps on failing.
3. Inspect your attic
Go in your attic and see if you notice any streaks or stains caused by infiltrating water. Dampness on any attic surfaces is another clue. If water is getting into your attic and your roof is a couple years old, a roof repair job might be the answer. If your roof is old, repair may not be the best course of action.
4. Check out the shingles
If your asphalt shingles have started to curl, tear, crack or come unseated, the roof is compromised. Shingle problems lead to leak problems. Depending on the extent of the damage, it may be a sign to start thinking about a new roof.

Are shingles/tiles completely missing?
Assuming your asphalt shingle or clay tile roof was installed properly, missing pieces indicate a roof that’s heading toward its age limit. You may be able to repair or replace shingles or tiles, but if the problem is widespread, a new roof might be the best solution.
-
Does the roof look old and weathered?
You may not have structural issues with your roof, but if it’s become a neighborhood eyesore and no longer compliments your home and property, it could be time to start thinking about replacing it. Most traditional roofing will maintain its good looks for eight or 10 years, give or take. If yours is looking bad, it’s a clue you shouldn’t overlook.
The best solution to your roofing woes
In talking about signs that it’s time for a new roof, we’ve been thinking about common roofing styles like shingles and tiles. Had we been thinking about powerful metal roofing, this would have been a very different article.
Metal roofs hold up and look great for 40 or 50 years or even longer. Maintenance is minimal and repairs are rare. Other metal roof benefits include:
- Reflectivity – metal roofs reflect the sun and keep your home cooler in the summer
- Fabulous looks – modern metal roofing material is available in a wide range of exciting colors and styles
- Impervious to wind – a properly installed metal roof will withstand extremely high winds that would wreck many other types of roofs
- Hail and lightning resistant – metal roofs won’t suffer serious damage in a hail or lightning storm
